Gas safety checks made easy

Gas Safety (Installation and Use) Regulations (Northern Ireland) 2004 require landlords to have gas appliances checked by a registered engineer at least once every 12 months.

Your Gas Safety Register checklist:

  • All gas appliances provided by you must be safety checked at least annually
  • You must keep records of these checks for at least 2 years
  • You must provide a copy of the record to tenants within 28 days
  • Gas safety checks must be carried out by a Gas Safe Registered engineer
  • Details must include date of the check, address, appliance checked and location
  • Records must clearly indicate any defects and remedial action

Need your oil-fired system checked?

Legally, landlords don’t need a safety certificate for oil fired systems. But BS 5410 does mean that oil fired appliances and equipment should be serviced periodically in accordance with manufacturer’s instructions. To look after your tenants and avoid any leaks or emergencies, you should also check oil storage tanks and supply pipework.
